A £7.8m design & build contract for a multi-brand car showroom and service/MOT workshop for the Hendy Group dealership.

Workshop area

We were required to achieve a BREEAM Excellent rating for the building and our defined responsibilities were monitored monthly by the assessor.

  • Ground floor workshop and two car showrooms.
  • First floor level mezzanine third car showroom.
  • Vehicle lift.
  • Ancillary offices and welfare facilities.
  • Two storey 100 vehicle capacity car park.
  • Car wash facility.
  • External parking for a further 100 vehicles.
  • Service yards, drainage, landscaping and services.

Challenge

The project presented multiple challenges including:

  • A confined site, with the building footprint taking up most of the available area.
  • Numerous uncharted services.
  • Working at height with multiple interfaces and elevations.
  • Preservation of water quality and species in the adjacent Monks Brook and Itchen River.
  • Protection of nesting birds.

Solution

The risks and challenges presented were overcome through the careful application of our accredited health & safety and environmental protection procedures.

All uncharted services were treated as though live until proven otherwise.

The Construction Environment Management Plan was fully developed to address the issues presented.

We used SmartWaste to monitor and record our sustainability performance to support the BREEAM requirements.

Outcome

The project was successfully completed on time and on budget.

A range of sustainability benefits were achieved, including:

  • Use of a district heating system supplying adjacent car dealerships and a leisure centre.
  • PV panels on the roof.
  • Surface water drainage was twice filtered prior to being discharged under licence.
  • Underfloor heating to showroom areas.
  • Nine EV charging points.
  • Cycle storage for 10 bicycles.
  • Improved pedestrian connections.
  • Intelligent lighting system throughout the building.
  • Solar reflective glass.
  • Water conservation and leak protection measures.
  • 89% recycled steel for structural frame.
  • Most suppliers compliant to BES 6001.
  • Low energy personnel and goods lifts (less than 0.15m/sec travel).

A score of 42/45 was achieved with the Considerate Constructors Scheme.
