LOCATION:
The new facility, which was procured by DIO on behalf of the British Army via Landmarc Solutions, supports the preparation of troops for modern warfare.
It represents part of a circa £17m investment to improve urban training facilities across the MOD Defence Training Estate.
Built with capacity for 40 people, the building comprised:
- Briefing/debriefing room
- Preparation/closedown room
- Server room
- WC and utility facilities
We worked closely alongside 4GD, the veteran owned business who are specialists in creating immersive close combat training environments, who delivered the internal fit out.
We installed photovoltaic units on the roof, ESOS heat pumps, LED lights and a Building Management System.
Challenges
Special considerations as needed when working within a Site of Special Scientific Interest (SSSI).
The unexpected discovery of asbestos.
Accommodating the needs of the various users and minimising disruption to their daily activities.
Solutions
We developed a Green Plan which promoted car sharing and developed a schedule for the arrival of materials deliveries and waste collections, avoiding peak hours. We installed bike racks and proposed an environmental plan to minimise our impact and conserve flora and fauna.
On completion we seeded the area with a specific Salisbury Plain Meadow Seed Mix, typically found on MOD sites.
We collaborated with our trusted specialist licensed contractor, Shield, to develop a safe asbestos removal plan and conducted background air monitoring for reassurance. As we were carrying out the groundwork ourselves, we adapted our work schedule and diverted the workforce to other activities.
We established a waste management plan to achieve our ambitious goal of zero waste to landfill. We used Smartwaste, waste management software, to report on waste, energy, water, and timber. 51.7% of waste was repurposed offsite, 30.9% was repurposed onsite, 15.5% was recycled, and just 1.9% went to landfill.
We adjusted our processes, working hours, and parking arrangements to meet the requirements of other users and scheduled our work around their activities.
Outcome
The successful delivery of this project relied heavily on collaboration, partnership, and flexibility among all parties involved.
We collaborated with our customer’s specialist contractor, 4GD, to ensure our teams worked in parallel, allowing the project to progress without delays. Our partnership was built on trust and effective communication, leading to a solid and efficient working relationship and ultimately resulting in an excellent final product.
It was essential for us to achieve an “Excellent” score in the project phase by combining the Survey, Design, and Construction DREAM elements. With the assistance of a DREAM assessor, we were able to meet these requirements and secure 72 credits, earning a well-deserved “EXCELLENT” rating.
